Job Description: Real Estate Transaction Specialist

Avalon Housing is a non-profit supportive housing provider created in 1992 as a long-term solution to homelessness. Avalon owns and operates apartments at sites throughout Ann Arbor, manages rent vouchers with private landlords, and partners with both the Ann Arbor and Ypsilanti Housing Commission to provide housing alternatives for formerly homeless adults and families throughout Washtenaw County.

The Real Estate Transaction Specialist works closely with the Director of Real Estate Development in all aspects of real estate development activity.

The ideal candidate should be extremely comfortable with project management, financial analysis, and legal and real estate documents. They should have an inquisitive mind with a desire for learning, and a passion for innovative problem solving.

Core Responsibilities:

Real Estate Development

  • Assist Director of Real Estate Development with all aspects of real estate development, including:

    • Assisting with the preparation of various funding applications, including grant and Low Income Housing Tax Credit applications. Obtaining and organizing all necessary documentation, preparing checklists and timelines, and completing funder-provided checklists

    • Participating in conference calls with architects, builders, funders and government officials regarding ongoing and prospective projects

    • Seeing projects through from inception to closing

    • Preparing development and construction draws

    • Completing close-out activities including follow-up reporting to funders and partner agencies

    • Working with Avalon operations departments to coordinate transition from development to property management

    • Participating in creation and analysis of operating and development proformas for prospective projects

    • Evaluating prospective projects based on an understanding of housing markets and Avalon’s operations

    • Completing pre-acquisition due diligence activities.

Desired Qualifications & Experience:

  • Minimum BA/BS, preference for finance, real estate, urban planning, or related field.

  • Preference for at least 3 years of experience working in a project management capacity related to real estate development such as legal, title company or developer.

  • Strong preference for experience preparing and submitting LIHTC, HOME and/or FHLB applications.

  • Ability to read and understand complex formula-based electronic documents, such as development and operating proformas.

  • Strong working knowledge of Excel.

  • Excellent attention to detail, including through work with numbers and with legal or regulatory text

  • The ability to thrive in a varied and multi-tasking environment

  • Proven ability to develop and maintain cooperative relationships with individuals from diverse backgrounds, including public sector staff members and officials, representatives from other nonprofits organizations, vendors, and our tenants.

  • A high level of comfort with financial analysis

  • Highly analytical mind and a commitment to continuous improvement

A valid driver’s license and reliable transportation is required.
